Crack repair

Foundation Crack Repair in Ankeny, Iowa

A crack does not always mean a major repair. Look at where it is, whether it is changing, and whether water comes through. Those details help guide the next step.

Has the crack changed?

Take a photo of the full wall or floor, then a close view of the crack. Note the date and whether the crack runs up and down, across the wall, or along a stair-step path.

  • Does it look wider than before?
  • Are the two sides uneven?
  • Does water enter during or after rain?
  • Is the wall leaning, or are nearby doors harder to close?

A stable surface crack and a growing crack with wall movement may need very different care.

Sealing a crack may solve only part of the problem.

Some repairs aim to keep water out. Others address pressure on a wall or a loss of support below it. If movement continues, sealing the visible gap alone may leave the cause in place.

Ask the person inspecting your home to explain what they found and what the proposed repair will do. A photo by itself cannot settle those questions.

Look beyond the crack.

If the wall curves inward, read about bowing basement walls. If you see uneven floors or new gaps, review foundation settlement. The inspection checklist helps you prepare for either concern.

Drainage can also matter. Our Ankeny guide explains why local weather and soil deserve a look without assuming they caused your crack.

Before you take the next step

Can I tell how serious a crack is by its width?

Width is one clue. The crack’s direction, changes, water entry, and nearby movement also matter. Ask for an inspection if it grows or appears with other changes.

Will crack sealing fix a settling foundation?

Sealing treats the gap. If the foundation is settling, the support problem may need separate work. Ask how each part of the plan addresses the cause.
